A predictable, calendarised path from first site visit to handover — and a long-term relationship after.
A site visit, soil study, and two weeks of conversation. We learn how you actually live — how many people at dinner, who studies where, how the monsoon hits your plot, where the elders prefer to sit in the morning sun. We do not draw a single line until this stage is done.
Plans, elevations, sunlight and ventilation studies. We show you three design directions — and kill two of our own favourites together before we move on. By the end of this stage you have a 3D model you can walk through, a finalised footprint, and the elevation locked.
Structural drawings, MEP design and a line-by-line costing done by the founder. No surprises after you sign — the number we quote is the number we build to. Approvals coordination starts here so we are ready to break ground the day the contract is signed.
Self-performed civil, MEP and interior work with weekly photo updates. Every pour is inspected by our structural engineer. Handover includes a 10-year structural warranty, the full document set, and a signed letter from Karthikeyan. We come back yearly after to inspect and touch up.
